Fiumicino, 23 May 2018 – An innovative business district, the only one of its kind, situated side-by-side with the Terminals of international hub Leonardo da Vinci and immediately accessible by rail and motorway. The new Rome Fiumicino Business City is an infrastructure designed and created by Aeroporti di Roma, which will offer both Italian and overseas companies, incubators, start-ups and professionals innovative services and environments to manage their businesses on a global scale.

-  Unique features of the project

The new business centre, comprising 7 buildings, will include work spaces suited to every requirement, within a futuristic and easy-to-use structure capable of attracting national and foreign companies. Offices will be constructed, taking inspiration from smart and co-working principles, designed to promote business synergies between international and local companies.  – This model will facilitate the creation of business incubators, thanks to working environments suitable for creative collaboration and innovation. The key point of the district will be a large 1,300-seat congress centre for daily and multiple-day conferences and events which, along with the construction of new hotels, will enable the creation, in Rome, of a new benchmark standard in the national conference market. The Capital will be able to strongly grow its competitiveness of its supply in the MICE (Meeting, Incentive, Congress, Event) sector which, on an international level, is in constant growth.

In the “city” there will also be multiple general services, such as, for instance, the front offices of public and private services in tourism and insurance. The list goes on: business lounges, consular and embassy offices, a medical centre, retail activities and a supermarket, so that users have each and every comfort at their disposal. The offices will operate 24 hours a day, 7 days a week, with the highest airport security standards. Advanced home solutions are provided for access control, lighting and energy consumption, in addition to personal services integrated into the work environments, such as wellness, nursery, shopping and entertainment.

- A highly sustainable project

The Business City will be created by redeveloping pre-existing industrial areas, with zero additional land consumption: demolition and preparatory works will begin over the coming months. The district’s first 4 buildings will be available between 2022 and 2023. The remaining 3 will open in 2024. This way, nearly 91,000 m² of usable area will be developed, in accordance with the most advanced international parameters for sustainability (Leed Gold Certification), allowing for enormous savings on water, electricity and CO₂ emissions. The structure will be surrounded by green spaces, urban furniture and pedestrian routes for around 41,000 m², with an increase of 1,000 sq. m of new spaces dedicated to planting.

- Intermodal transport

The new Leonardo da Vinci Business City will be a unique intermodal hub within the airport structures and just a few minutes from the railway station (with high-speed trains to Venice and regional trains to Roma Termini and dozens of other connections), the bus station and the motorway. Thus, a true airport city is founded, which will host over 50,000 people every day: the 40,000 airport employees will add to the approximately 10,000 users of the Business City (including approximately 5,000 direct workers and as many visitors). A centre that complements the traditional city and is capable of contributing to its developing, strongly improving its attractiveness.

-  Investments and jobs generated

The project’s development – all phases of which were initiated and will be managed by ADR, the airport operator owned by parent company Atlantia – falls within the scope of the “Fiumicino Sud” completion works and has already been approved by ENAC as a complementary infrastructure connected to the airport. The envisaged investment, equal to €190 million, will allow Leonardo da Vinci Airport to join the ranks of the most important European airports including London, Zurich, Amsterdam, Frankfurt and Paris, whose airport areas have become drivers of development for the real estate sector, the surrounding region, and business world-related air traffic in particular.

According to the analyses carried out by the CLAS Group, a company specialised in scientific research connected to regional development, the Business City, once up and running, will be able to directly employ approximately 5,300 workers, not to mention indirect and generated employment, totalling 23,500 employees as a whole.

The Leonardo da Vinci Business City falls under Aeroporti di Roma and parent company Atlantia’s infrastructural development plans, thanks to which the Roman airport, in only four years, achieved first place in the Skytrax and ACI World international classifications for improvements to and quality of services offered to passengers. The commercial development of the Business City will be managed directly by ADR, with the collaboration of BNP Paribas Real Estate.

Aeroporti di Roma, Company of the Atlantia Group, manages and develops the airports of Rome Fiumicino and Ciampino and undertakes other activities relating to and supplementing airport management. Fiumicino operates through four passenger terminals. It is dedicated to business and leisure clients on national, international and intercontinental routes. Ciampino is mainly used by low-cost airlines, by express couriers and for General Aviation operations. In 2017, the ADR airport system registered 46.9 million passengers, with over 230 destinations across the world accessible from Rome thanks to around 100 airlines operating in the two airports.
